HOME & LOAN FINDER HOTLINE: This is a 24 HOUR Toll Free HOTLINE and you will have two extensions describing your property and available loan programs with options for the caller to obtain additional information. You will also have a Special Report available. We market these numbers by placing yellow signs on your property. This number will also be placed on all marketing materials. The technology captures the calling phone number so that we can follow-up on all leads related to your property. It also shows the person's mailing address if they have lived there for longer than one year (the amazing power of technology)...We also offer over 60 Special Reports and extensive information on Low Down Loan Program.

UGLY YELLOW SIGNS: This is the best marketing tool we have ever used. We place three yellow signs on your property all equipped with their own personal mailbox code. The first sign is a "Home Info Sign"- prospects can call our HOME AND LOAN FINDER HOTLINE 24 hours a day and access information on your home and find out more about the neighborhood- how many other homes have sold in the same area and how many are currently listed. This is not normally released information but it is public data and people who use our hotline are impressed with the wealth of free information we give them. The second sign is a "Terms Sign" and it shows prospects that there are Zero to 3% down Loan programs available and it states a possible monthly payment at 8.5% interest. This is an attention grabber. Most people do not know how little they need to buy a home. When they see this sign they say "How do they do that?" and then they call. We offer you the choice of paying per service you would like to have - ALa Carte so to speak or hiring us on a commission basis in which we are paid for our efforts when your home closes escrow and the purchasers loan funds and records (this includes a 3% commission to the selling office & the buyer's agent - If you prefer not to pay for a buyer's agent - then you will only be charged 3% for our services). Our Standard Commission is 6%.

If we find a buyer for your home within the first 45 days and there is not another office nor agent involved  - we will lower our commission charged to 5% on homes priced over $200,000 or we will lower our commission charged to 5.5% on homes priced under $199,999.

All Services must be paid in advance and are valid for 6 month intervals.
