selected local realtors who are most active in your area and price range. Notify

address to preview listing. Include one-year home protection plan for the buyer

FEE BASED PLANS

The below fees are IN ADDITION to
the fees paid to the Buyer’s Agent, if one (usually 2% to 3% or a flat fee).
Customer must order the basic package at the minimum and may add any
supplemental services as listed following at their sole discretion.
BASIC
PACKAGE
List home on the Multiple Listing Service (MLS) and
the Internet. Up to two hours of time by Teresa’s Home Selling Team to
complete all listing contracts, service agreement, entering of data into the MLS
and the Internet. This includes the time to meet with the owner, to explain the
program, and obtain all necessary specifications and descriptions to of the
property to process the listing. The fee includes all fees charged by the MLS,
your local Board of Realtors and the Internet provider.
YARD SIGN
We will provide you with a professional
For Sale sign & a “Mortgage” sign that will get the phones to ring, for
a three month period. Thereafter, there will be a cost per month for the sign.
If the house gets sold in the 3 month period, sign will stay up for free.
ELECTRONIC
LOCKBOX
We will provide you with an electronic
lockbox to facilitate the agent showings of your property for a three month
period. Thereafter there will be a monthly cost per month for the lockbox. As
part of the service, we will “download” a list of the agents that have
accessed the box. We will perform this service every other week for free, or at
an hourly rate upon request.
PROFESSIONAL
COPY WRITING AND FLYER DESIGN PACKAGE
Our professional copywriter will create a one page
feature sheet about your home, listing card copy (for insertion into the MLS),
an ad for Homes and Land Magazine, three classified ads in the Herald & News
Newspaper, and a “Hotline” script. This package also includes Mortgage
information for 3 different loan programs. 40 color and 40 black & white
copies will be provided. Additional brochures will provided for an additional
cost. Seller to come into office to pick up or will be mailed at Seller’s
cost, or delivered on an hourly rate.
BROKER’S
TOUR
(Open House For Agents)
We will enter the tour time into
the MLS to notify the real estate agents of when your home will be available to
preview. Further, we will provide the A-Frame directional signs to route the
agents to your property and one of our staff will point out the best features of
your home to those visiting Agents. The Broker’s tour, itself, lasts
approximately two hours, with about one-half hour set-up and take-down time on
either end of the tour to total a four hour event. You will need to notify us if
more flyers are needed. For greater impact, you may choose to have the tour
catered. The price will vary for the catering service, depending on how
elaborate you wish the event to be. Ask for more details about the catering if
you are interested.
OPEN HOUSE
(Open House For The Public)
We will place the open house ad(s) (cost
to be added to our Open House Fee) in the appropriate papers to publicize the
times your home will be held open. We will provide the directional signs to
route the public to your property and one of our staff will point out the best
features of your home to those visiting. Balloons to direct prospects to house.
The Open House, itself, lasts approximately two hours, with about one-half hour
set-up and take-down time on either end of the open house, plus travel time, to
total a four hour event. Seller to notify us if more flyers are needed.
24 HR
HOTLINE ANNOUNCEMENT
Three minute recorded information about
your home available 24 hours a day. This fee includes set-up and instruction.
Includes highly visible, attention getting sign with the phone number for the
Hotline, If damaged, we will replace at our expense.

ON DEMAND SERVICE
Callers can instantly obtain up to 5
pages of information about your home. The fee includes set-up and instruction.
INTERNET VIRTUAL
TOUR
This is a virtual walk-through of your
home on the Internet. We will have a virtual tour company film a virtual tour of
your home with a digital camera and take photos of each room and the yard. These
photos will then be strung together for a virtual photo tour of your home on the
internet.
We will also include a sign rider
to alert prospective buyers of our web page address so that they may preview
your home on the Internet to further excite their interest in your home.
NEIGHBORHOOD BOOK
This professionally presented binder of
information is specifically designed for your home and advises prospective
buyers of the benefits of the community they are about to consider moving too.
Information contained in the book includes a site map, income statistics for the
county and city, age breakdown, average income of households with children,
education levels of community, breakdowns of employment of neighborhood, average
commute time, population density and growth rate, school scores and rankings -
State and National levels, enrollment statistics, teacher-student ratios,
expenditures per student, source of funding, graduation rates from High School,
ownership vs. rental figures, average home sale prices, crime statistics and
State and National ranking and more.
SELLER’S
EDUCATION BOOK AND CONTRACT TIPS AND TRICKS
This set of binders and booklets is designed to advise a
Seller on what to expect during the sales process. It provides advice on
preparing you home for sale, a glossary of terms and explains in lay-terms the
process for soup to nuts. Best of all, included in the set is your own
proprietary booklet for the Agreement of Sale (the contract you buyer likely to
use when you receive an offer) and explains each clause in ways to understand
terms so that you can make better choices during you negotiation. We will also
include a list of standard counter offer clauses that we utilize to best protect
our clients. This alone can save you thousands of dollars. The better you
understand the contract (the foundation of your sale) the better you’ll be
able to protect your interests.
CELEBRATION
DAY COORDINATOR
When a buyer is found, and an Agreement
of Sale is signed, we will help you process the sale through to closing. Our
staff will keep track of the myriad of paperwork and disclosures that are
required by Pennsylvania law and makes sure that all the I’s are dotted and
the T’s are crossed. This is one of the best values you’ll find during the
process. Accurately prepared paperwork and disclosure will go a long way to
reducing your liability. A small price to pay to make sure it’s done right.

All the time that Teresa’s Home Selling Team expends on client’s behalf, to
include, but not be limited to, marketing efforts for the property, handling of
phone calls and inquiries on the property, accounting and communicating,
explaining any parts of the real estate process, handholding, problem solving,
travel time to deliver documents, keys, or miscellaneous items and the rendering
of any and all real estate services for the client from the date of the signing
of the Listing Agreement forward. Seller is billed on 10 minute intervals.

All the time Teresa expends on client’s behalf, to include, but not be limited
to, marketing efforts for the client’s property, handling of phone calls and

explaining any parts of the real estate process, hand-holding, problem solving,

Outside Services and Trades people That We
Have Had Favorable Experiences With In The Past
HOME WARRANTY
This is an insurance plan that the
Seller usually provides to the Buyer at the close of escrow to guard the buyer
from any large “systems” expenditures during their first year of ownership.
This is also good for the Seller as it reduces the likelihood of the buyer
calling to complain about a broken or malfunctioning alliance, pipe, wire, etc
after the escrow has bee closed. This will also cover the Seller for the time
they are on the market through Celebration Day.
INSPECTION SERVICES
As a matter of selling strategy, we
advise our clients to have their home inspected prior to marketing for a variety
reasons which could save you thousands to tens of thousands of dollars. As a
convenience, we provide you with our list of qualified inspectors at no charge
should you desire. Each inspector sets his/her own fees for their respective
services. Prices will vary depending on the size of your home. Other inspections
include Termite, Radon, Septic and Well. We have names of qualified inspectors
for these inspections also.
TRADES PEOPLE
Whether you have your own pre-sale
inspections or just have some projects you’d like to complete prior to
marketing, we have a list of trades people that have proven reliable and
reasonably priced in the past. As a convenience, we will provide you with our
list of preferred trades people that have proven reliable and reasonably priced
in the past. We will provide these names at no cost to you. Each tradesperson
sets his/her own fees for their respective services.
TITLE COMPANY
SERVICES
Buyer pays for the title insurance and
various other title company charges. Seller pays for a notary fee and a mortgage
satisfaction fee if your mortgage company does not include the fee in the
payoff. Also, the Seller pays to federal express the mortgage payoff. There are
no other charges the Seller should receive at Celebration Day other than charges
they incurred, such as water and sewer payoffs, power of attorneys to be
recorded if Seller does not attend Celebration, unpaid taxes, contractors hired
to be paid at Celebration.
